The second most expensive condo in Herzog & de Meuron’s undulating West Village tower, 160 Leroy, is now under contract, Olshan Realty’s latest luxury market report shows.
The four-bedroom, four-and-a-half-bathroom penthouse is asking $31.5 million, easily the most expensive deal this week, according to Orsan. The 4,849-square-foot apartment was originally part of a sprawling $80 million penthouse that was split in half last year amid fears of a slowdown in the luxury market.
Another penthouse, Penthouse North, is still on the market with an asking price of $48.5 million. As for Penthouse South (apartments under contract), some outstanding features here include huge floor-to-ceiling windows over 12 feet high, wide Scandinavian larch floors, and the price that comes with the apartment.
The apartment also has a rooftop terrace of over 2,600 square feet with its own kitchen with grill, Sub Zero Refrigerator and Miele Dishwasher.

The 160 Leroy developed by Ian Schrager was quite successful from the start. At the beginning of this year, it was revealed that most of the apartments in the building had already been sold. Among the currently available units (excluding penthouses), prices for one-bedroom apartments ranged from $3.2 million, to $16.25 million for a four-bedroom, four-bathroom unit on the 12th floor of the 15-story building.
The building was completed in April, and construction is still underway to be completed by the end of the year. It remains to be seen how long Penthouse South will be closed. There seems to be no way to stop Ian Schrager’s Midas sense. Hotelier/developer whose name is closely associated with many major properties, including the New York EDITION; his public hotel brand is about to build an outpost at 215 Chrystie Street on the Lower East Side, which also includes a residential tower; Brooklyn Another hotel project; there are more rumors. This week, the real estate mogul officially unveiled 160 Leroy Street, a curvaceous, organically shaped apartment complex designed by Herzog & de Meuron that will light up Manhattan’s West Village. With bespoke furniture by French designer Christian Liaigre and lighting by British designer Arnold Chan, this elegant building is an icon in the making.
The property, located along the Hudson River, is said to be one of the last opportunities for buyers to own a waterfront home in Manhattan. Due to its unique shape, the building’s 49 individually prepared apartments, from two to five bedrooms, enjoy incredible panoramic views. The 11- or 13-foot ceilings in each apartment provide spaciousness that is enhanced by the floor-to-ceiling faceted windows that wrap around the entire exterior.
“The only thing that matters to me is to make the apartment a real home,” Schrager said. “I try to capture the details of life in the details of architecture.”
To that end, the large amount of wall space offers art collectors the opportunity to really hang their collections. In addition to the lobby, a 70-foot pool and hot tub, as well as a gym with a yoga studio, sauna, steam room and private massage room, offer just about as many amenities a city dweller could need.
“We choose amenities that improve our lives. We don’t want to go overboard and provide useless amenities. We especially don’t want to participate in the amenities for the arms race that’s going on today,” Schrager said.
It is certainly a triple hat-trick for the partnership of Schrager/Herzog and de Meuron. Herzog & de Meuron not only worked with Schrager’s 40 Bond property, but also designed his building at 215 Chrystie Street.
Although the building is generally understated, the luxury of the full-floor penthouse at 160 Leroy is not hidden. The six-bedroom space is 12,000 square feet inside and 7,500 square feet outside, with its own private rooftop pool, accessible by private elevator.
